History

History of the F.M. Kirby Carriage House

The F.M. Kirby Carriage House and Paper Mill Playhouse are on the original site of the Thistle Paper Mill, established in 1795. When Paper Mill Playhouse began redeveloping the site in the 1930s, the Carriage House was the first building completed, setting the stage for what would become one of the most celebrated regional theaters in the country.

For many years, the Carriage House operated as a popular pre-theater restaurant, known for its intimate setting. In 2026, the building underwent a major $8.5 million renovation as part of the Next Act Campaign, expanding from 124 seats to a 228-seat, multi-level venue for dining, events, and entertainment.

Today, the Carriage House blends historic elements, like the Blue Room and Davis Loft, with updated spaces, serving as both a preserved landmark and an active gathering place.
